1. Focus on the best features.
When writing ad copy for your properties focus on the five to seven best features of the property and highlight the benefit of those features. For example, central air is a feature; the benefit is “stay cool and comfortable on hot summer days”. Feature - fire place, benefit “imagine cozying up to your fire place on those cold winter nights”
2. Start using HTML emails to promote your properties.
Use HTML emails to market your properties to potential buyers and other agents. HTML emails allows you to promote your properties with color, graphics and sound. Your email promotions will have a nice professional appearance and make your properties standout. If you don’t know how to do this give me a call, I offer such a service at a very reasonable cost.
3. Include a strong call to action.
Make sure your sell sheets and other marketing materials have a strong call to action; such as ACT Now! Call Toady! Research indicates that you will get more inquiries about your properties if you tell people what to do after they read your ads.
4. Use one phone number in your ads when you promote a property.
A study by the American Newspaper Association found that buyers became confused when there were too many phone numbers in ads. They suggest that you use only one phone number then have your calls forwarded to wherever you’ll be.
5. Put your web site address on all your yard signs.
Yard signs should be used to promote your properties on your branded web site. When you use your yard signs to encourage people to check out the property at your web site, it’s like having a 24/7 open house. 6. Highlight “unique features”. If your property has features that are highly valued and desired in the current market, make sure you ad a “unique feature” section to your sell sheets.
7. Test running your ads in the Monday paper.
The Monday paper is a lot less crowded than the Sunday paper so your ad will have less competition and less chance of being over looked. It may also cost you less to run your ad on Mondays. Part of effective marketing is the willingness to go against the grain and test new ideas.
Implement these ideas and your properties can sell faster and for the asking price, may be even higher. Your clients will love you for it.
