A Ton Of New Listings And Prospects

 

The Internet is a powerful marketing tool. It’s probably the most cost-effective marketing tool available to realtors today. So how many of you are taking full advantage of the remarkable power of Internet to help you increase your sales and grow your business. If you already have a web site or you’re planning to develop one in the near future follow these  6 tips  and your web site will become an effective lead generation system.

1. Content is king! Don’t get carried away with too many fancy graphics or flash media. All this does is slow down the loading of your web pages. Numerous studies and research has found that what people are really looking for is practical, useful information that will educate them and help them make informed decisions. Focus your content on local information and resources. Make your information relevant to your visitors and not about you. Over time this will create a profitable relationship with new prospects and clients.

2. Integrate your offline marketing with your online marketing - Your online marketing should have the same theme and look as your offline marketing. Your goal should be to develop a consistent look and feel with all your marketing materials.  If your web site doesn’t look the same as your ads, your direct mail materials or your business card, it’s not serving you as effectively as it could be.

3. Site personality - your bio or description of your services should be written in a warm, friendly manner. Talk about how people will benefit from using your services, not how many awards you have or how you’re the best agent around. Your site must be compelling and interesting to read with lots of reports and strategies to capture the contact information of your visitors.

4. Develop your web site on fundamental marketing principles - One of the great myths of the Internet is if you simply slap together a web page, it's suddenly good marketing. If you want to develop a successful web site it should be firmly based on good marketing principles. You may want to keep in mind that most web site designers are not marketers so they usually lack the marketing knowledge that is required to develop an effective real estate web site.


5. Show lots of property photos and give detail descriptions - Photographs and detailed property information are considered the two most valuable web site features by buyers and sellers, according to a 2004 survey by the National Association of REALTORS®. Virtual tours ranked third.

6. Promotion, Promotion, Promotion - The biggest mistake you can make is to build a web site and don’t promote it. If people don’t know your site exist they will not visit your site, so it’s CRITICAL to have a promotional strategy to encourage people to visit your site.  Your Web site address is just as important as your phone number. It should be on every ad, direct mail piece or any marketing piece you distribute. Create response ads that will drive traffic to your site.
