Every
agent wants to find new sellers and buyers and
I’m sure you are no different. But the
vast majority of agents don’t market themselves
and their services in an organized, systematic
way. As a result they end up wasting a lot of
time, money and effort.
Basically there are two broad strategies to get new business:
1) You spend time chasing after new prospects via cold calling by phone, image advertising or knocking on doors. These are all legitimate ways to find new sellers and buyers, but are they the most effective? Scientific research has proven that this kind of marketing strategy is not the most-cost effective, efficient or fun way to generate new sales and grow your business.
2) The second strategy to get new business is to get potential clients to contact you, instead of you chasing after them. Yes! There are many affordable marketing strategies that you can implement to get people to contact you. Imagine getting a steady stream of people calling you to offer you their business.
Six things you must do to get people to start calling you:
In your opinion which of these two strategies would you prefer? You’re a smart business person so I know you would take the second road if you knew how to do it. So I’m going to give you six things that you can start doing today.
1. Go buy a contact management program like Act, Goldmine or Maximizer to build your client database. You’ll need a large group of people to market your services to and contact management software is the best place to store their names and contact information.
2. You need a specific strategy to get potential sellers and buyers to identify themselves as needing your services. For example offer them something of value that you know they want.
3. When
people identify themselves as ready to buy or
sell, you need to give them a strong, compelling
or unique benefit to select you as their
agent. You need an offer, a “widget”,
something tangible that you can sell to prospects.
Telling people that you will put their home
on the MSL and a sign on their lawn isn’t unique,
every agent can do that. You need to find a
way to make yourself standout from the crowd.
4. Implement a referral program that you can market to your past clients to encourage them to give you referrals and repeat business.
5. Use your contact management program to set-up a “keep in-touch system”. You should be communicating your marketing message to your clients and prospects at least once a month.
6. If you don’t have a web site get one. I have to admit my bias for this step because I set up web sites for Realtors. But the internet offers some powerful and cost-effective marketing opportunities if you learn how to take advantage of it.
When you implement these 6 steps you will have the beginnings of a solid, tested and proven marketing system. You will increase your sales while saving yourself a lot of money, time and effort. Bottom line, you’ll operate a more efficient business, provide better service and put more money in your pocket. What’s not to like about that?
